Position Title: Manager, Legal Real Estate
Department: Legal Real Department
Reports to: Director, Legal Real Estate

Overview

In this challenging role reporting to the Director, Legal Real Estate, you will be responsible for preparing and negotiating offers to lease, leases, lease amending agreements and other ancillary documents. You will also provide interpretations of lease provisions and advice with respect to the practical application of lease provisions. You will interact with outside legal counsel, landlords and Cara teammates.


Major Responsibilities

Working as a member of the Legal Real Estate team to:

• Prepare and negotiate, through to completion, letters of intent, offers to lease, leases, lease amending agreements, termination agreements and other ancillary documents based on instructions received from (1) Real Estate & Development and various Cara divisions with respect to new transactions, and (2) Real Estate Portfolio Management and various Cara divisions with respect to renewals, closures and subleases.

• Manage the deal process, from receipt of RFLS (request for legal services) through to completion, achieving adherence to key dates and verifying that all approvals are achieved and recorded

• Provide analysis of leases for existing locations to Real Estate Portfolio Management team to assist in the renewal, subleasing and disposition processes

• Mentor the Coordinator, Legal Real Estate with a view to improving their knowledge base to allow for increasing responsibilities

• Provide written and/or verbal interpretations of lease provisions together with written and/or verbal advice with respect to the practical application of lease provisions

• Liaising with outside legal counsel and landlords

• Suggest potential solutions to Real Estate & Development, Facilities/Asset Management and the various Cara divisions with respect to contentious issues with Landlords and prepare written communications to Landlords with a view to resolving issues

• Assist the Vice-president and Director in various special projects

• Update databases/trackers to record progress of work responsibilities

Knowledge and Skills

• A minimum of five years prior experience in preparing and negotiating offers to lease and leases, with preference for tenant-related experience
• Ability to work independently under general supervision
• Advanced organizational skills
• Excellent interpersonal skills
• Excellent written and verbal communication skills
• Proficiency with Word, Excel, Access and Outlook
